Am I required to make my property available to Section 8?
Yes, in Colorado, state law considers source of income as a protected class. Section 8 applicants must be evaluated the same as other applicants. -
Are you licensed?
Yes, Swift and Falcon Property Management currently employs one independent level real estate broker/responsible broker. You can search Colorado real estate licenses on the state DORA website here: https://apps2.colorado.gov/dre/licensing/lookup/licenselookup.aspx. -
Can I reach you after hours?
That depends, While we may communicate outside of business hours, it is not guaranteed.
Non-emergency inquiries are typically addressed during our normal business hours: Monday through Friday, 8 AM to 5 PM. Please allow up to 24 hours for a response however, this is usually much quicker.
For emergencies, we respond as quickly as possible, usually within minutes, depending on the situation. -
Can you put the money directly into my account?
Yes, we support many deposit options into owner accounts including Automatic Clearing House (ACH), Zelle, and paper checks. -
Do I get to see the lease or sign it?
Yes, as the property owner, you have full access to review the lease agreement before it is signed and will receive a copy of the final signed document. We handle lease execution on your behalf and typically do not require owners to sign the lease. However, if you have a special circumstance, let us know, and we will do our best to accommodate your needs. -
How and when do I get my checks?
Owner payments are deposited directly into your account via ACH, Zelle, or paper check. Our policy is to process payments by the 15th of each month, though we typically complete them much sooner. If a tenant's rent payment is delayed, the timing of the owner payment may vary depending on the situation. -
Are you awesome?
Yes! On a scale of one to ten we are rated as an eleven. -
How long of a lease do you sign?
Standard lease terms range from one month to two years, with one-year leases being the most common. Leases shorter than one month are possible, but the property must be licensed as an official short-term rental with the appropriate jurisdiction. -
How much security deposit do you charge the tenant?
A security deposit equal to one month’s rent is required at move-in. State law prohibits security deposits from exceeding two month’s rent. -
How soon can you start managing my property?
As soon as the Property Management Agreement and all relevant disclosures are signed -
What type of properties do you manage?
Swift and Falcon manages all types of single family and multi family residential properties. -
What type of reports do I get and how often?
As the property owner, you will receive monthly and annual financial statements. We conduct property inspections at least once per year, depending on your management package, and provide you with the inspection report. Additional reports may be provided based on the services and package you select. -
Who holds the tenant security deposit?
The tenants security deposit will be held in a Swift and Falcon trust account per all Colorado Real Estate Commission requirements.
